So what, exactly, is going on? Have we rounded the corner? Is there a &amp;#39;bubble&amp;#39; coming? Not only are average sales prices up but so are actual sales.&amp;nbsp; This must be the end of the world... Okay, that might be a bit much&amp;nbsp;&lt;img src="http://www.therighthome.ca/emoticons/emotion-5.gif" alt="Wink" /&gt;&amp;nbsp; &lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font size="4"&gt;&lt;font face="verdana,geneva"&gt;In my humble opinion we are sitting in a &amp;#39;perfect storm&amp;#39; of opportunity in our area.&amp;nbsp; After years of bad press, shutdowns, layoffs, an implementation of the H.S.T. (which does not effect most home sales but the myth persists) and Windsor Star panic inducing opinion columns we are finally seeing a break in the clouds.&amp;nbsp; Our area is slated for major projects either underway or on the way - including a new jail, bridge/roadway development, aquatic centre, massive green-based technology endeavors and new St.Clair college and University of Windsor locations in our downtown core.&amp;nbsp; These are only some of the projects and are cause for great celebration.&amp;nbsp; Unfortunately, even these economically stimulating projects do not fully explain the reason for a $43,527 price increase.&amp;nbsp; Not even close...&amp;nbsp; &lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;font size="4"&gt;&lt;font face="verdana,geneva"&gt;What has happened (again, in my opinion but based on hard, verifiable numbers) is the number of lower priced homes selling has dropped dramatically.&amp;nbsp; More homes over the $180,000 mark have been selling and the higher end (over $350,000) market has bounced back.&amp;nbsp; I would love for the numbers coming out of the board to mean my home is now worth $40k more than it was in February but it is simply untrue.&amp;nbsp; Buyers are still very savvy and know what is overpriced for the area - it is just instead of scooping up the student rentals and power of sales at $60,000 to $90,000 buyers are now finding great deals in homes that were once out of their price range, either by choice or due to employment concerns/layoffs.&amp;nbsp; &lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font size="4"&gt;&lt;font face="verdana,geneva"&gt;Now, the economic stability is helping buyers feel more secure in their employment and therefore more likely to feel they are able to purchase the higher priced homes without putting a financial strain on their own pocketbook.&amp;nbsp; New revenue streams for families and increased area employment opportunities are now here.&amp;nbsp; The great deals right now on the homes themselves is also partly what is fueling the increase in sales and price point.&amp;nbsp; There are other factors helping to fuel the steady increase of prices and sales volume but, for now, I believe these are the most liable reasons.&amp;nbsp; &lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font size="4"&gt;&lt;font face="verdana,geneva"&gt;Let&amp;#39;s hope the upward trend continues and we have a great 2011 year for Windsor real estate - it has been awhile in the making!&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font size="4"&gt;&lt;font face="verdana,geneva"&gt;If you have any comments or opinions feel free to post them, this is an open forum and I love to hear other perspectives &lt;img src="http://www.therighthome.ca/emoticons/emotion-1.gif" alt="Smile" /&gt;&lt;br /&gt;&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font size="4"&gt;&lt;font face="verdana,geneva"&gt;Thanks!
